The list of typical construction defects that occur in the Algarve is long. Common damage we are called to assess includes fissures and cracks in facades, eroded paintwork, terraces, leaky roofs and swimming pools, indoor damage due to moisture, degraded household installations, loose components of finishes and floors and decomposing wood components. One of the main reasons for this local situation is, other than lack of training and qualifications, incomplete Specification Documents that lack detail. Even in a contract to build a villa covering over 300 m2, the Specification Document will often take up no more than an A4 page.

As such, different proposals and estimates cannot be compared and there is no instrument for controlling the execution of the works.
